Landlord Fees

Tariff of typical fees and charges before, during and after a tenancy with RedDoor Homes Ltd. Please be advised of the following typical charges and fees for our services which you may incur.

Management Service and Fees

This is not an exhaustive list of fees that may be applicable as it would be impossible for us to cover every scenario but should give you an idea of the reasonable costs we need to charge for works performed on your instruction and to your benefit. At any time, please ask a member of staff for further information.

Fully managed set up fee £420 inc vat (£350+vat) 

Preparing the tenancy agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts.  Taking a deposit from the tenant, dealing with this deposit under the requirements of the chosen deposit protection scheme until the end of the tenancy when the Property and contents have been checked for unfair wear and tear and handling any termination issues with the tenant and the tenancy deposit scheme provider. 

Monthly Management Fee 12% + VAT(14.4% inclusive VAT) per month of rent due or 11% + VAT (13.2% inclusive VAT)  by paying 6% + VAT (7.2% inclusive VAT) of the annual rent in advance and 5% + VAT (6% inclusive VAT) per month. Collecting the rent monthly and paying over to the Landlord monthly (sent within 3 -5 working days of collection) less any fees or expenses due or incurred for the period.  Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the Landlord. Inspections of the Property are carried out on a six monthly basis.  Responsibility for and management of empty property is not normally included, and will only be carried out by special arrangement agreed in writing between the Landlord and the Agent. Coordination of repair or maintenance including arranging for tradesmen to attend the property and obtaining estimates where necessary, supervising works and settling accounts from rents received.   Making payments on behalf of the Landlord from rents received for costs in managing the Property.

Tenant Find Service Fee: 1 Months' Rent plus vat. Advertising, secure tenant, referencing, preparing tenancy agreement and administration for move in. 

Deposit Registration: £39.60 inc vat (£33+vat).  A security deposit is required equating to at least 1 and a half months rent.  This deposit is held by us or passed to the Landlord.

Inventory Checkin: Dependent on the number of bedrooms  (1 Bed £95, 2 Bed £125, 3 Bed £155, 4 Bed £185, all inc vat) 

Duplication & testing of extra keys: £30 inc vat (£25+vat) PLUS cost of keys

Any extension of the Tenancy Agreement will be: £180 inc vat (£150+vat)

Rent Protection & Legal Expenses, 12 month policy £348 (£290+vat) 

Check Out.  Dependent on the number of bedrooms  (1 Bed £95, 2 Bed £125, 3 Bed £155, 4 Bed £185, all inc vat) Attending the property to undertake an updated Schedule of condition based on the original inventory and negotiating the repayment of the security deposit.

Obtaining estimates and supervision of major works: 10% of cost of work over £500           

Gas Safety Check £99.60 inc vat (£83+vat) 

Energy Performance Certificate £99.60 inc vat (£83+vat)      

Electrical Safety Certificate £162 inc vat (£135+vat)
