Tariff of typical fees and charges before, during and after a tenancy with RedDoor Homes Ltd. Please be advised of the following typical charges and fees for our services which you may incur.

This is not an exhaustive list of fees that may be applicable as it would be impossible for us to cover every scenario but should give you an idea of the reasonable costs we need to charge for works performed on your instruction and to your benefit. At any time, please ask a member of staff for further information.


Tenant Fees:

Tenant referencing and administration fee for a maximum of two tenants £345

Additional Tenant reference and administration fee £145 per applicant

Guarantor referencing, covering credit referencing and preparing a Guarantor agreement £145

GoodLord Referencing Agency Processing fee £6 per applicant

Company Reference and administration fee £540

Reference and administration fees cover the processing of your application, associated paperwork and the cost of obtaining all references.

Pet Premium (if written permission is granted from landlord or agent) £100 per pet

Damage caused by pets will incur additional fees and may be deducted from the tenants deposit.

Check-in fee  £95 for a 1 bed, £125 for a 2 bed, £155 for a 3 bed and £185 for a 4 bed or over which covers your cost for the inventory and check in appointment at the office.

Checkout out fee £120 which covers your cost for the checkout report and prepare schedule of condition.

Tenancy Renewals £120 which covers all administration associated with the renewal of your tenancy.

Security Deposit will be at least 1 and half months rent. This deposit is held by us or passed to your Landlord and protected in one of the government schemes.

Change of Occupants.  If you change occupants (consent must be obtained from the Landlord) there will be referencing and administration charges as detailed above.

Deposit Replacement Insurance from £137.80 to £819.17, dependant on rental amount.

Fee to amend the Tenancy Agreement (e.g. add additional Tenant) £60 per amendment

Printed copy of documents (e.g. Tenancy Agreement) £12 per copy

Property Inspections outside of those paid for by landlord (e.g. if you are failing to meet your tenant obligations) £60 per inspection

All rent is payable in advance by standing order.  All payment should be made 72 hours prior to your rent due date to allow for clearance.

Doorstep visit fee for collection of outstanding debt £100 per visit.

Bounced Cheque or Returned/Cancelled Standing Order £35 per payment.

Late penalty for paying rent late, chargeable if the rent is not received on the rent due date, on the 4th day and then  every 7 days thereafter on the rent or any part of it which remains late £30 per late fee. Interest on late payments 8% above base rate per annum.

Administration fee for any letter sent due to breach of tenancy other than rent arrears £35

Key cutting administration (plus cost of key) £20

Legal notice to terminate tenancy should you breach your obligations £80.

Legal proceedings to reclaim possession of the property should you fail to leave on expiry of notice as above. In the region of £1000

Prices are inclusive of vat unless stated otherwise.
